  • An in-house Certified Appraiser researches comparable market data from a variety of public sources.
  • The three most comparable sales are selected than positive and negative adjustments are calculated for differences between the subject and the comparable sales.
  • The data is than reviewed and an Estimated Market Value is determined.
  • This data is placed on a form that includes information on the subject and all of the comparables used, The current market conditions for the sales area of the subject, and the competing comparable listings in the subject area. The data is described below.
  • The date includes the past 12 month Median Sales Prices, broken down to 3, 6, and 12 months. The List Price to Sales Price percentages, over the past 3,6,and 12 months. The median days on market. The median sales price Incline or Decline over the past 12 months.
  • Included is a breakdown of active and pending ''comparable" listings.
  • A map of the area including the subject and comparables is included.

    This DeskTop Analysis is completed using public records for the subject and comparables. Neither the subject or comparables are visited, and no pictures will be included. This DeskTop Evaluation will give a true estimated market value of the subject, with the data supplied by Public Records, Agent or Homeowner. This deskTop Evaluation will be USPSP compliant and is a limited type Appraisal. This DeskTop Evaluation can not be used for banking purposes such as a purchase or refinance, it is strictly for the use of the client as an aid in determining a realistic listing price, if a refinace is possible, if PMI can be removed or the taxes can be lowered.
